MARINA GARDEN Dresden is located right on the banks of the Elbe River, between the popular Elbe Cycle Path and the arterial road of Leipziger Straße.

The fact that you can take an easy stroll or a short bike ride to reach the old town in just a few minutes is just one of the many advantages of this attractive residential location. Around Leipziger Straße there are also many shops to provide for your daily needs, restaurants that invite you to linger a while and service providers such as hairdressers and beauty salons.

The Alexander-Puschkin-Platz bus stop is right outside the front door and provides good connections. Lines 4, 9 and 81 take you directly into the city, to the Elbepark shopping center and even as far as Radebeul. Right next door, Citybeach offers an idyllic retreat with a lovely beach bar and numerous beach volleyball courts to unwind from a stressful day at work.

In the trendy district of Äußere Neustadt, just a stone’s throw away, you will find a variety of spunky and independent stores, bars and charming cafés. The neighboring Alte Schlachthof Dresden is used for a wide variety of cultural and social events. This cultural center offers comedy, concerts, pub culture and a cinema where you can enjoy high-class entertainment all year round.

To reach your destinations even faster, three vehicles from the local car-sharing company teilAuto are stationed directly on the property. The underground parking garage also provides 16 parking spaces for the popular Cargobikes.

Location with history

The history of the Leipziger Vorstadt is characterized by the industrial boom of the Gründerzeit. In 1878, the district was declared an industrial area by local law.

The area was home to important industrial enterprises such as the Clemens Müller sewing machine factory, the Villeroy & Boch earthenware factory, the Sächsische Dampfschiff- und Maschinenbauanstalt (steamship and engineering works), the Städtische Schlachthof (slaughterhouse) (now Alter Schlachthof) and the Grumbt steam sawmill. The expansion of the railroad connection had a decisive effect on the development of the industrial site. Today’s Old Leipzig Station was once the terminus of Germany’s first long-distance railroad, Leipzig-Dresden, which opened in 1839.

MARINA GARDEN is located on the site of the steam sawmill, which was purchased in 1869 by the lumber wholesaler Ernst Grumbt and with which he amassed considerable wealth. The wood that was needed mostly came to Dresden by water, was processed by machine and sold on as building material. For his services, the entrepreneur was awarded the title of Kommerzienrat (Councilor of Commerce) and was for a time a member of the Saxon Parliament, from 1897 also of the German Reichstag.

In 1888, he had a prestigious villa built in the Italian Neo-Renaissance style on the edge of the factory premises, facing today’s Leipziger Strasse, which today bears his name and is a listed building. The entrepreneurial family lived on the upper floor, with servants’ accommodation in the attic. The ground floor housed the business premises, and rooms were occasionally rented to wealthy people. The listed building was the focus of the development plan for MARINA GARDEN, the aim of which was to highlight the solitary character of the villa, including the listed garden, by effectively creating the space around it. This was intended to emphasize the significance of the villa in the existing urban situation with regard to its historical function as a precursor to the Leipzig suburb.

MARINA GARDEN, together with the HafenCity already under construction and the planned conversion of the Alte Leipziger Bahnhof, is intended to contribute to contemporary urban development and transform the spirit of the former industrial site into a lively neighborhood.
